Beautiful luxury villa with "Spanish" look, over 105m² living space with private swimming pool and a Spa, on a site of approximately 1100m². Serre d’Oupia lies nestled against the foothills of the Montagne Noire and has a magnificent view over the valley of the Minervois, Beaufort, Lac de Jouarres and the Pyrenees. The garden has several levels including palms, olive trees and fig trees and is located on the hill. Direct from the house it is possible to start various walking trails.

Spacious kitchen: about 7m² and has a double sink, ceramic hob and combination oven, hood, dishwasher, fridge and Senseo coffeemaker. Living room: approx 50m² with chimney fire (electrical), TV with digital satellite reception (including British broadcasters), music system and there is also internet available. Central air heating and air conditioning.

Utility room: washing machine and dryer. Two bedrooms, each approximately 14m². One with a double bed of 160x200cm with connecting bathroom with double sink, walk in shower and toilet and a second bedroom with a double bed of 160x200cm and bunk bed. The other bathroom has a sink, walk in shower and toilet.

The various garden with palm trees is paved with gravel paths and has a wonderful view. The private swimming pool of 10x5m is fully tiled and has built in Roman stairs. There is an outdoor shower available. It’s a pleasure to relax in the Jacuzzi/Spa and enjoy the views or the starry skies on clear nights. Beautiful spacious covered terrace with separate storage room. The terrace near the house is tiled and the paths around the house are of gravel. The site is a completely fenced, lockable area, through an iron gate and walls.

Nearby Airport Carcassonne and Beziers, Montpellier.

Terms of payment:-
1. 30% of the total rental fee, reservation fee (€ 28,50), charge for pets and extra persons, premium insurance Damage to Lodging Accommodation and the cancellation insurance premium. Payment shoud be made within 8 days after confirmation by Kuypers Verhuur. The booking is final once you have reserved the villa of your choice via our online booking system. Then the cancellation policy applies. The cancellation insurance shall take effect once the first invoice with the cost of this insurance has been paid.

2. 70% of the total rental fee should be paid no later than 8 weeks before the start of the rental period. By late reservations (8 weeks or less before the start of the rental period) the full rental fee, insurance premiums and damage deposit should be paid immediately.

3. Additional costs will be deducted from the deposit, such as final cleaning, additional cleaning costs pets, gas, water, electricity, phone, tourist taxes, breakage and extra facilities. You should take into account that prices can vary from prices in the United Kingdom and that you have to pay local tourism taxes.

Reservations fee:-
For each reservation a fee of € 28,50 will be charged for administration costs. All reservations will be handled by mail. In case you would like to receive the reservation documents by post, we will charge you € 5,00. Insurance Damage to Lodging Accommodation This insurance is obligatory with Kuypers Verhuur. Payment will be made if the insured is liable for the damage and this exceeds € 25,00. The maximum payment amounts to € 2.500,00 per rental agreement. The cost of this insurance is 1,5% of the rental fee (+ policy and insurers administration costs), to be paid with the initial payment. You will receive from Kuypers Verhuur B.V. the insurance conditions. In case of cancellation the premium will be repaid.

General information:-
You are expected to do the daily claining of your holiday villa yourself. The final cleaning by Kuypers Verhuur is obligatory (except when expressly otherwise agreed). Costs of cleaning can be found in the price summary. Should the house have been used with pets an extra fee of € 25,00 will be charged for final cleaning. In the event that you are allowed to carry out the cleaning yourself, you are requested to carry out to the highest standard. Please inform us on arrival. We will reach you a cleaning list. Kuypers Verhuur will charge you € 30,00 for control fee.
